Turning your dream into a reality is an exciting, yet challenging task. The following information will help you move beyond the "daydreaming" phase into the serious work of making it happen. The information provided below should serve as a reality check that may prevent an expensive mistake. But most of the advice we offer here is designed to make the transition from planning to completion as smooth as possible.

Ask yourself, "Is my home capable of actually handling an addition?" It's important that the exterior walls are straight and even. The existing foundation should not be cracked or consist of loose materials. Interior walls should be square with no cracks. The plumbing system must be in good working order if your addition is to include a bath, laundry room or a kitchen extension. The electrical system in your home must supply adequate service. If not, a sufficient enough service must be installed to handle the added demand. If your heating and cooling system is already working at its maximum capacity, it will not be able to handle the additonal square footage and it may also need to be upgraded.

Once you have a design in hand and a realistic budget set, the project moves on to the action phase. Here is what to expect:

PRECONSTRUCTION - Together we will review the drawings for feasibility and improvements. A timeline will be set for selecting materials and fixtures. It is important to discuss the overall project schedule to insure that it is reasonable. Note that during this step, ground rules will be set regarding access to your home, parking, and times of day when construction is permitted. You will meet with the primary contact, our project manager, to determine an efficient system of trading comments and concerns. Clear communication is important during the construction process.

CONSTRUCTION - Our project manager will manage the entire process. First the crews will prepare the foundation then the walls are framed, floors and roof are installed. Later, windows and doors are added and the addition is then considered "under roof". It is at this point when the "break-through" is completed. The wall(s) which are shared between your existing home and the addition are opened up. Great care will be maintained in order to reduce any dust or construction debris coming into your current living space. Next, all the electrical, plumbing, and heating and cooling systems are roughed-in and the exterior is finished. The interior is then completed (insulation, drywall, trim and paint). Cabinets, countertops, and the like are installed at this time along with light fixtures, plumbing fixtures and appliances. Finished flooring is installed last.
